Challenge: To deliver a complex mixed use development to tight timescales and budgets.
Airey Miller delivered this development of 140 apartments and commercial and retail units on a compact urban site next to a London Underground station; working to a tight deadline to secure funding, and delivering the commercial element on time and on budget.
It was vital we accommodated the EU procurement process and were in contract within 12 weeks. We modified a JCT D&B contract on a fixed-price basis using an ‘open book’ approach to undefined risk areas. We novated the design team to stage E ensuring value engineering delivered certainty of the client’s design expectations and within their budget.
We also reduced the project length by 10 weeks, secured the project and value engineered over 3% using a ‘contractor take off bill’ enabling more accurate and competitive sub-contract prices.
By working closely with the site vendor on the principal commercial/retail unit we were able to ensure satisfactory development agreement obligations, and limit our client’s exposure through consequential amendments to the JCT contract. We also ensured the most appropriate fit-out solution was incorporated to maximise the remaining commercial rental values.
