Telford Place, Crawley, £70m | Clarion Housing Group
We were instructed as consultant for the scheme from the initial pre-purchase viability stage.

Addiscombe Rd, Southwark, £43m | London & Quadrant (L&Q)
Instructed as cost consultant for a 137-dwelling scheme in Croydon, where land was purchased unconditionally with time pressures on delivery of homes to meet grant deadlines. This fast-track project involved rapid design development and ongoing budget reviews including collaborative cost workshops lead by Airey Miller to speed up design decisions and material choices.
Key issues and how they were managed

Our role involved the in-depth research and costings relating to emerging GLA policy on renewable energy and TM59 overheating compliance. We successfully found the most cost-effective solution to avoid a redesign of the scheme, involving potentially doubling the size of plant rooms and comfort cooling to 75% of apartments.

Higgs Estate, Southwark, £43m | Peabody
Cost consultant, PM and employer’s agent for a mixed use scheme with four blocks ranging from 5 to 16 storeys in height to provide 134 residential units, and over 4000sqm retail floorspace with a podium area to the second floor and roof garden to the 16 storey block.
Key issues and how they were managed

A review of the consented scheme and current proposals was undertaken in order to improve viability optimise the site;

Key stakeholders, including the GLA, local authority, Network Rail, neighbours and local groups had to be consulted and fed back into design. Timing was important in the development phase to ensure information was gathered and utilised to support the project;

Commercial management and quantity surveying input enabled a fresh look at the design. A market test on key elements together with a revised appraisal of the tender process enabled an innovative procurement strategy by Airey Miller to reduce cost, improve viability and reduce project risk; and

Our BIM and information management service provided efficiencies in the design process. Our information manager set up a collaborative environment to organise the design data through our Viewpoint four Projects Common Data Environment. We are able to check COBie outputs generated by the design team through the IFC models and run a report on compliance. Post contract we will continue to maintain information control on behalf of the client and checking and ensuring the implementation of the Exchange Information Requirements through the development of the BEP and Information delivery plans. Clash detection will be undertaken at pre-determined stages which will reduce issues occurring on site, improve efficiency and reduce waste down through the supply chain.
