Challenge: Major value engineering exercise to improve GDV and reduce costs.

The client had a fixed and challenging budget.  Our cost plan demonstrated that the design required to be fully engineered to achieve budget. We assisted by adding value to GDV in order to stretch the build cost ;

  • Service road (omit from the front and bring to the rear – saving approx. £300,000)

  • Limitation of balconies and winter gardens

  • Reduction in oversized units

  • Reduction in oversized commercial areas

  • Moving of plant room and electrical substation to limit cost of cable and pipe runs

  • Reduction of storey height

  • Designing the scheme in line with underground constraints to avoid unnecessary services diversion costs
