The delivery of an exemplar project combining differing uses and clients.

Our initial involvement was to assist Ability with a bid to the local PCT for the redevelopment of sites for the re-provision of residents requiring supported housing with land provided by the local authority.

Our feasibilities and built budget estimates recommended that the Merton Road site was the most favourable and could also deliver extra units which could be delivered by Thames Valley for LCHO thus increasing the bid.

The local authority required an exemplar project and we were required to value engineer this unique scheme.

Timing and programme were also key to the delivery of the scheme as we had to achieve planning, and a start on site in order to secure the grant from the PCT as they were under pressure from government to return the funding. Consequently, the design and risk appraisal process were fast tracked which required resources to be maximized and highly organised.

We were required to manage effectively one building with two clients, with two totally different products and drivers. We consider we satisfactorily achieved this.

The scheme was successfully delivered on budget to the satisfaction of all stakeholders.
