Our client, despite an element of subsidy, could not achieve viability within their desired margin. Therefore, it became necessary to look at market sale instead of the extent of shared ownership and intermediate rent in order to ensure viability. We worked closely with the client’s sales agent and architect to maximise specification, adjust size and cost, in particular on the external finishes and appearance.

This project also presented a major design challenge, as we had to meet the requirements of the HCA, GLA, local authority in addition to a detailed sales design brief.

We provided expert advice to the client on risk management, elimination, reduction and assignment. We also provided a detailed development appraisal, and identified funding shortages against the cost plan. We recommended increasing the number of private sale units and we also recognised the potential of increasing the return on car parking spaces. We were able to determine the optimum size of underground car park in relation to cost v. return.
