Challenge

To manage a multi-phased regeneration, with the decanting of existing residents. To also manage the cross-subsidy of the works via outright sales.

We were appointed by the local authority to project mange the entire process from inception to completion.

The redevelopment of Kilnfields Estate re-housed existing owners and tenants by providing new rented and shared ownership units and was cross-subsidised by market housing. We were fully involved in the marketing strategy and developed bespoke specifications and option packages for all existing residents. We were also involved in the resident consultation processes and provided a ‘resident friend’.

The entire scheme was procured on a full ‘open book’ basis, and our bespoke development agreement enabled the client to take a range of land receipt options related to risk. We also enabled an overage clause to be incorporated to maximise the cross-subsidy from the outright sale element.

We were required by the local authority to deliver several units at an enhanced level of sustainability, in order that they could monitor the difference between the relevant units. Based on a retrofit approach, we learnt which technologies work and which do not.
