Challenge: Cost effectively increasing Code for Sustainable Homes Level from 3 to 4.

This site was one of several ‘garage sites’ owned by our client an LSVT Housing Association. The site presented the usual issues with such developments including service routes and capacity issues, adjoining owner rights of way, asbestos etc.

With an initial requirement to deliver this scheme to level 3 of the code for sustainable homes, Airey Miller were tasked with bringing the project up to code 4 as economically as possible. To achieve this we worked with the contractor and changed to timber frame construction, and added greater air tightness, thicker walls, more efficient boilers and heat recovery to bathrooms – increasing the code level for just £69 per square metre.

We were able to achieve this by working with our own code assessors and our cost consultants. In turn, we were able to call upon several M&E supply chain consultants to fully specify our requirements.

The end users obtained the ability for substantial heating cost savings – one of our client’s key objectives.
