Brownfield Estate, Phases 1-3, London E14

Challenge

Delivering projects on tight inner city sites.

A regeneration exercise part in conjunction with Telford Homes to develop new homes both low and high rise (15 storeys). Currently on 3 phases.

The redevelopment of the Brownfield Estate in Poplar involves several sites and the main challenge of this regeneration initiative is to work closely with the local residents and the ‘estate board’ in the design of the individual phases and the programming of the works, ensuring the minimum of disruption to the local residents. Bespoke newsletters were produced on a regular basis and distributed to all local residents to advise them of progress as part of the RLO activity.

The scheme met LHDG requirements on a transitional basis and code 4 was achieved.

The completed units were fitted with photo-voltaic panels which were wired to provide electricity to the common parts, after detailed discussions with the client and the local residents. Ultimately, on the high rise flats, all residents benefit from lower service charge costs and phases 1 & 2 were completed on time.
